Location
Situated on 432 acres of land in the heart of the Tampa Bay MSA, within the Gateway Business District of mid-Pinellas County, Carillon is roughly equidistant from the CBDs of Tampa, St. Petersburg and Clearwater.
Carillon is at the confluence of I-275, Ulmerton Road and Roosevelt Blvd; the major north-south and east-west thoroughfares in Tampa Bay. More than 930,000 people live within a 20-minute drive of Carillon. This represents fully one third of the total population of the Tampa Bay MSA, and cuts across the full demographic spectrum.

Infrastructure
Carillon is served water and sewer utilities by the City of St. Petersburg, electric power by two separate substations providing important redundancy in case of emergency, and fiber optics that run throughout the Park.
A master storm drainage and surface water management system is integrated within the Park’s lakes and conservation areas. As a result, no additional storm water retention is required of individual development projects within Carillon. The utilities and master permits in place make the regulatory approval process for development projects within Carillon quicker and easier.
The quality of the roadway network, street lighting, signage, jogging trails, boardwalks through nature preserves, landscaping and hardscaping throughout Carillon is indisputably first class. Important roadway and utility infrastructure improvements include:
- Two traffic signals providing access at the Park’s intersections with Ulmerton Road.
- The I-275- Roosevelt Blvd interchange was reconfigured to provide a direct connection between I-275 and 118th Street and the Bayside Bridge providing efficient north-south traffic flow.
- A southbound on-ramp from Ulmerton Road to I-275 is also operational to enhance traffic flow southbound from Carillon.
Entitlements
Carillon maintains development entitlements through two separate DRI Development Orders. The western portion of Carillon is governed by the Carillon DRI, and the eastern portion of Carillon is governed by the Gateway Areawide DRI.
Development To Date
Since its inception in the late 1980′s, Carillon is home to some of the most impressive companies in corporate America, including Raymond James Financial, Franklin Templeton Funds, Aegon-Western Reserve, Catalina Marketing, Allstate, Xerox, Bright House Networks, BayNews9 and others. The Park also includes a 145,000 square foot Wellness Center including medical offices, diagnostic facilities, trauma center, outpatient surgery center and state-of-the-art fitness facility as well as a 227 room four-star hotel. There are currently over 3.2 million square feet of office space built and occupied, and 929 multi-family residential units within Carillon (648 for-rent, 281 sold/for sale). The for-rent multifamily component of the park currently enjoys an average occupancy of 95%.

Rally The Park

“Rally The Park” is a fundraising initiative developed by Echelon LLC and actively supported by the Carillon Property Owners Association. “Rally The Park” is dedicated to highlighting, promoting, supporting and building awareness of local and national charities. Through “Rally The Park” the employees and residents of Carillon work together to improve the lives of many. Echelon and CPOA hope to strengthen foundations and build support far beyond what any one entity could do on their own.
